Terms and Conditions

BOOKING

Upon confirming your booking, a non-refundable deposit of 25% of the total amount must be sent within 7 days, otherwise your booking option will automatically be released. You will be given one further option for 7 days, on request. Your reservation will be confirmed on receipt of your deposit. The signing of the booking form confirms acceptance of the terms and conditions of all persons intending to occupy the villa. The balance must be paid in full, no later than 8 weeks of arrival and if the booking is made within 8 weeks of arrival, the full amount must be paid at the time of booking.

CANCELLATION 

In the event of cancellation the party leader must notify us by e-mail. We reserve the right to cancel the booking if the final payment has not been made 8 weeks before arrival. Additionally, if cancellation occurs after paying the final balance and is cancelled more than 30 days before departure, 25% of the total holiday cost will be charged. If the booking is cancelled within 29 days or less prior to arrival, the client will forfeit the total cost of the stay. We will gladly provide proof of payment for the purpose of an insurance claim.

CANCELLATION OR CHANGE BY US

Whenever possible any change will be advised without delay. Should circumstances require that facilities, fixtures or details of the property be changed or modified we reserve the right to do so and if a booking is to be cancelled or amended we will wherever possible offer you an alternative property. Should this prove to be unacceptable, once your instructions have been received by e-mail, a full refund of all monies paid for the rental will be made.

AMENDMENTS

If after confirming your booking you decide to alter any details we will do our utmost to make the requested changes, provided that we are informed at least 6 weeks prior to the rental commencement.

REFUNDABLE SECURITY DEPOSIT

A refundable security deposit of 150 GBP will be required to cover damages and or any additional water requirements. This is conditionally refundable and cash can be paid on arrival and will be refunded on departure.

Any defects found on arrival must be reported to the management within 24 hours or you may be held liable. The Villa will be checked on your departure and any damage or excessive cleaning required will be deducted from the security deposit.

WATER

Water is scarce in the South of Italy. It is not drinkable and is topped up by tanker and rain water from the roof of the Villa and Trullo. There is sometimes an earthy aroma from the water as it is collected for transport from large outdoor water tanks.You have been allocated one tanker delivery of water per week and this should be sufficient for your requirements, but should you require additional water, a small fee will be payable (usually around 18 GBP per tanker). This will be taken from the security deposit. Please therefore, use water wisely.

CENTRAL HEATING

Central heating is available in the cooler months, usually between the end of October and beginning of April, at a cost of £50 per week. This will be paid locally and will be taken from the security deposit.  

FORCE MAJEURE

We cannot be liable for any loss, damage or injury arising in connection with your stay, in the rental villa caused by matters outside of any reasonable control, including acts of God, war, theft, terrorism, civil disturbances, strikes or other industrial action, acts of Government or any event beyond our control.

ARRIVALS AND DEPARTURES

Check in times are after 4.00pm on the day of arrival and check out times are 11.00am on the day of departure.

LIABILITY

We accept no responsibility whatsoever for personal injury, loss or damage to persons or personal effects however caused. Please supervise children on the roof terraces and do not allow them to climb the steps to the roof of the Villa.

INSURANCE

You are strongly advised to take out adequate insurance cover. Never travel without insurance. We are not responsible for any deaths, injuries, illness or loss or damage to property, including motor vehicles or that of any guest however caused.

SWIMMING POOL

Use of the swimming pool is at your own risk. No liability will be accepted for injuries howsoever caused as a result of its use. We cannot be responsible for skin, eye or ear irritations due to the chemicals in the pool. For your own peace of mind, please do not allow children to use or play near the swimming pool unsupervised. No glass of any kind is allowed in the pool area. Plastic cups will be made available. Guests are asked to shower before using the pool to keep it in good condition.

UNREASONABLE BEHAVIOUR.

In the event of unreasonable or serious misconduct you could be asked to vacate the Villa at your own expense, and all monies paid would be forfeited.  Loud noise/music should be avoided after 10.00pm. 

COMMUNITY RESTRICTIONS

Only the numbers of persons on the booking form are allowed to use the facilities at Villa Marianna. The number of occupants must not exceed 10 persons.

SECURITY

During your stay or whenever you leave the property, for your own security, you are expected to ensure that all windows and shutters are closed and that the front door and gate are locked. Please do not leave valuables unattended.

PRICE GUARANTEE

The prices quoted are subject to change. However, the price is fully guaranteed when the deposit has been paid and the acknowledgement/receipt has been issued.
